NBS RENTAL APPLICATION PROCESS
Before starting the application process, you must view the property first, no appointment is necessary. Access to view the property will be given once an ID and time of viewing is provided.
After viewing the property digital application can be given to you
Nonrefundable Application Fee: $45 for each person over the age of 18
A Rental Application must be completed with all necessary documents ( view qualification) provided.
Applications may take 1-2 business days to process.
Security Deposit is due within 48 hours of application approval. Once Approved and Security Deposit paid, the property will be removed from listing and held up to 14 days. Standard Deposit is the same as First Month’s Rent (No Credit / No Rental Reference will be an automatic double deposit = First Month’s Rent x 2)
First month’s rent is due within 72 hours of the move in date if paying online. If payment is made with a money order then it is due 24 hours before the move in date.
PETS
Pet approval is property-specific and requires prior approval and authorization by NBS Rentals. Pets are not allowed at any multi-family properties. A letter from your doctor must be provided if your pet is a service animal.
PAYMENTS
All payments of any kind such as application fee, security deposit, rent, pet deposit, late fees, etc. must be paid in certified funds such as cashier’s check, money order or by making a payment online through the tenant portal. No personal checks, cash, or credit cards will be expected by property management.
NBS RENTAL QUALIFICATIONS
All persons over 18 years of age must be on the application. Any persons under 18 may be listed as dependent(s)
EACH PERSON will need to submit the following:
Current Driver's License, Photo ID, or Passport
Social Security Card
Most Recent Pay Stubs for Past Month
Employment verification for the last year
IF you get money from State or Federal Benefits (i.e. Disability, Social Security, Retirement) we will need to see your awards letters.
Income should be 3.5 times the amount of expected monthly rent.
Example: If the expected rent will be $350
$350 x 3.5 = $1,225 monthly income
A credit score of 600 and above.
At least 1 year of employment history with your current employer is required
A background and credit check will be conducted
Good rental reference for at least 2 years or home ownership
Pets are not allowed at any multi-family properties. A letter from your doctor must be provided if your pet is a service animal.
